Why Prince William County Is Beating Arlington
Real talk — while everybody’s still fighting over $800K teardowns in Arlington, Prince William County pulled 1,883 showings last week. Arlington pulled 844. That’s not a fluke. That’s buyers voting with their feet, and Woodbridge is where a lot of them are landing.
The Numbers Don’t Lie
Median list price in Prince William right now is $599,900. Arlington? $789,500. Almost $190K difference for a market that’s 20-25 minutes further out on I-95. Homes here are also moving faster — under contract in 23 days on average, compared to 31 in Arlington. Inventory just hit a five-year high too, so buyers finally have room to breathe and actually compare houses instead of getting bum-rushed into a bidding war.
Real estate people are calling it the “drive until you qualify” trend. I call it buyers finally doing the math. You can get more house, more land, more peace of mind — and still be close enough to commute. That math doesn’t lie, and it’s why my inbox has been full this month.
This Is What Community Actually Looks Like
Today, right here in Woodbridge, Potomac Festival is hosting a Back to School Bash — free backpacks, school supplies, families out here together before the first bell rings. That’s the part people miss when they only look at PWC as a spreadsheet of stats. This county isn’t just “affordable.” It’s full. Farmers markets popping up on Harbor Side this weekend, new businesses opening their doors, people showing up for each other. That’s the stuff that doesn’t show up in a market report but is exactly why families keep choosing to plant roots here.

I grew up watching people get priced out of the communities that raised them. Now I get to help families come the other direction — into a county that’s growing, that still feels like home, and where their money actually goes somewhere.
