Virginia's Giving First-Time Buyers $10K — Free
Virginia Housing offers first-time buyers in Prince William County up to $10,000 in down payment assistance that's never repaid.
Real talk — if you’ve been sitting on the sidelines because you think you need 20% down to buy a house in Northern Virginia, nobody’s gonna tell you the truth, so I will: that’s not how it works, and there’s actual money on the table right now that most people never hear about.
The $10,000 Nobody’s Talking About
Virginia Housing is still running a down payment assistance grant of up to $10,000 for first-time buyers — and it’s not a loan you pay back. It’s a straight-up grant. Pair that with the state’s Plus Second Mortgage (up to 5% of your purchase price for the down payment, plus 1.5% for closing costs) and you’re looking at real, usable money that can get a family from Woodbridge to Manassas into a home without draining their savings account.
Income limits apply — most fall between $85K and $143K depending on your household size and county — and you’ll need a credit score of at least 620. That’s it. That’s not some unreachable bar. If you’ve got steady income and decent credit, you might already qualify and not even know it.
What’s Actually Happening in the Prince William County Market Right Now
Here’s what we don’t talk about enough: inventory in Northern Virginia is up about 20% compared to this time last year. That means more homes to choose from, homes sitting on the market longer, and — for the first time in a minute — buyers getting a little bit of breathing room. Mortgage rates today are sitting around 6.5%–6.7% on a 30-year fixed, which isn’t the 3% era, but it’s not the ceiling we saw either. Combine softer competition with down payment assistance and this is one of the more realistic windows first-time home buyers in Virginia have had in years.
The Move
