Why Prince William County Refuses To Be Overlooked
Yes, Prince William County homes are moving in 18 days in 2026 - faster than the national average, and faster than Arlington's.
Real talk — nobody moves to Woodbridge because it’s the flashy pick. You move here because Arlington priced you out, because the commute math finally made sense, because you looked at your bank account and told yourself the truth instead of the fantasy. And somehow, that “settling” turned into one of the strongest housing markets in Northern Virginia.
That’s the story nobody’s telling you. So I will.
The “Drive Until You Qualify” Boom Is Real
Prince William County homes are averaging just 18 days on market this year — well below the national average, and outpacing plenty of the “prestige” NOVA zip codes people assume are the only ones worth watching. Detached home prices here are forecast to climb another 3.3% in 2026. Inventory is up, buyers are moving fast when a home is priced right, and this county is quietly becoming the place where people who got told “you can’t afford here” go build wealth anyway.
I’ve watched it happen with my own clients. Folks who got laughed out of Arlington bidding wars are closing on homes in PWC that appreciate, cash flow, and set their kids up. Nobody claps for that. I do.
Why This Is Bigger Than A Market Update

Prince William County real estate is proof that the “backup plan” can become the better plan. The people who got told no in Fairfax and Arlington are the same ones building equity in Woodbridge right now while everyone else is still waiting for “the perfect neighborhood” to become affordable.
