Let’s be real for a second about the numbers. Mortgage rates have been sitting in that mid-6% range for months now — nothing wild, just steady. Meanwhile, active inventory across Northern Virginia is up 20% year over year, and about half of those listings have been sitting for 30+ days. Homes are still moving in under three weeks on average, so this isn’t a dead market.
