June just closed with the median home price in NOVA at $810,000, up 5.2% from last year. Rates are still sitting up near 6.5%. On paper, that combination should’ve slowed everybody down. It didn’t. Homes here are still moving in about 15 days on average — nationally it’s 29. We’ve got under two months of supply while the rest of the country is sitting on four and a half. People said rates would freeze the market. NOVA didn’t get the memo.
